Red Flags in a Home Inspection

When buying a home, the home inspection is one of the most important steps. While every house will have some flaws and deferred maintenance, some issues should raise red flags about more serious problems. As a homeowner in Ohio, watch out for these common red flags during your inspection:

  • Major foundation cracks or evidence of settling. Large cracks in the foundation or walls indicate potential structural problems that may be expensive to repair.

  • Significant water damage or leaks. Water stains, mold, or musty smells can point to roof leaks, plumbing issues, or other water infiltration that could lead to rotting walls and health hazards.

  • Faulty electrical systems. Older, outdated wiring, sparks from outlets, or the smell of burned plastic suggest an electrical overhaul may be needed for fire safety.

  • Heating and cooling issues. If the HVAC system is original, at end of life, or not keeping the home comfortable, it likely needs replacement which costs thousands.

  • Pest infestation. Carpenter ants, termites, mice droppings, or other signs of pests means there could be unseen damage to the home's structure and materials.

What Inspectors Look For in Ohio Homes

Home inspectors in Ohio examine all areas of the property to identify concerns and maintenance needs. Some key aspects we focus on include:

  • Roof condition: age, material, drainage, and signs of leaks

  • Basement: foundation integrity, water intrusion, mold

  • Electrical: panel amperage, wiring, GFCI outlets, smoke detectors

  • Plumbing: pipes, water pressure, water heater, fixtures

  • HVAC: age, type, heating/cooling function

  • Attic: ventilation, insulation

  • Exterior: siding, trim, windows, driveway, grading

  • Interior: walls, ceilings, floors for damage or safety issues

  • Built-in appliances: oven, stove, dishwasher operation

  • Garage: door function, fire separation from living space

Who Attends the Home Inspection?

Typically the key stakeholders who attend the home inspection in Ohio are:

  • The home buyer(s)

  • Real estate agent(s) representing the buyer and/or seller

  • The home inspector

  • Occasionally the sellers, though this is less common

The home buyer has the most vested interest in attending since they want to learn about the home's condition first-hand. Real estate agents also often accompany the inspector and client to act as a facilitator and answer questions. The inspector provides the expert property assessment. Sellers may also be present, but buyers usually prefer an unbiased inspection without the owner influencing the process.
